How do I make a bird rehabilitation center sustainable in Wisconsin?

I grant write and fundraise for a non-profit bird rehabilitation center in North Central Wisconsin. We are trying to move our center from the small town of Antigo to the larger city of Wausau, because most of our volunteers and students live in the Wausau area. A generous patron has decided to purchase 40 acres of timber land adjacent to the Wausau School Forest and will allow us to build our new center on the site. However, this arrangement is contingent on our ability to demonstrate that the rehabilitation center will be sustainable and monetarily sound for the indefinite future. How can I make this center generate funds, which organizations are geared towards environmental education/ rehabilitation, and who would be able to provide recurring annual support?
